Why Wichita basements are different
Wichita writes its own egress rule
Kansas has no statewide code for residential structures, so the local rules decide your project (Kansas Legislature).
In Wichita and Sedgwick County, the Metropolitan Area Building and Construction Department (MABCD) works from the 2018 residential code, adopted locally by Ordinance 50-833. That ordinance amends the standard escape-window numbers, so a window sized from a generic online chart can miss the mark.
We size the opening, the window well and the ladder or cover to the local text, then check them against the adopted city text before anything is cut. Read more in our legal basement bedroom guide.
How a job runs
From walk-through to final paint
- Walk the space. We measure, check ceiling height, find the panel, the drain and the stairs, and ask what each room is for.
- Plan the code points. Escape opening, smoke alarms, permits and any plumbing or electrical that needs a licensed trade.
- Frame and rough in. Walls, insulation, wiring, plumbing and the window opening, then the inspection.
- Close it up. Drywall, taping, texture and primer, then trim, doors and flooring.
- Finish and clean. Paint, fixtures, final inspection and a clean-out before we hand over the keys.

Built for real families
Rooms that earn their square footage
A finished basement can hold the kids, the guests and the game night all at once. We plan traffic, light and storage first, then pick finishes.
- A family room with a media wall and warm, layered lighting
- A guest or teen bedroom with a legal way out
- A bath that sits where the drain already runs
- A bar or kitchenette for entertaining
- Closets, utility access and clean stairs

What makes a basement bedroom legal?
It needs an emergency escape opening that meets the local code. See the Wichita bedroom code guide.
Do you handle plumbing and electrical?
Yes. Licensed trades do the work that requires a license, and we coordinate the inspections.
How long does a basement take?
